Ranches and additions from the 1970s on real lots, feeding Chaboya and Silver Creek. Buyers here are usually trading up from a condo and want a yard. Sellers here often underestimate what a permitted addition is worth.

Willow Glen

Willow Glen

Walkable to Lincoln Avenue, older housing stock, and a price band that punishes bad prep. Paint, landscaping and photography move the number more here than almost anywhere else in the city.

Blossom Valley and Cambrian

Blossom Valley and Cambrian

Where a lot of first family houses get bought. Schools drive the searches, so listing timing against the school calendar genuinely matters.

East San Jose

East San Jose

The most misunderstood part of the city on paper. Comps a few blocks apart can be a hundred thousand dollars apart, which is why I walk them instead of pulling a radius.

How a sale actually goes

No packages, no tiers. This is the same sequence every time, and you know the number before anything is public.

Before anything is listed

I come out, walk the house, and send you a written pricing read using the comps that genuinely match it, not the flattering ones two streets over with a remodel yours does not have. You get the range, the reasoning, and the honest version of what your house does not have. If that number does not work for you, we stop there and I have lost an afternoon, which is fine.

What is worth fixing, and what is not

Most prep advice is guesswork that spends your money. Paint and landscaping almost always pay for themselves. Kitchens almost never do at this price point. Permitted square footage, like the 275 foot addition on the Macduee listing, is worth documenting properly because appraisers will not credit what they cannot verify. I will tell you when the answer is do nothing and list it Thursday.

Photography, then the market

The photos are the showing. Buyers decide on their phone whether your house is worth a Saturday, so the listing goes out with a full professional gallery, not eight snapshots, and it syndicates across MLSListings, bridgeMLS and CRMLS so it reaches agents outside Santa Clara County. Open houses run both weekend days while the listing is fresh, because week one is when you have the most leverage you will ever have.

Offers, in plain English

Price is one line of an offer. We sit down and go through contingencies, financing strength, close timing, rent back and what actually lands in your pocket after everything. The highest number on page one loses to a clean offer more often than people expect, and I will say so even when the big number is the one you want to hear.

Between contract and keys

Inspections, appraisal, repair requests, disclosures. This is where deals fall apart, so this is where I am loudest. You hear from me when something happens, not once a week on a schedule.

The goal is that nothing in the last two weeks of your sale is a surprise.

Some of what I closed recently was condos and townhomes under $800,000, and those are usually the clients who send me their friends. Nobody gets triaged by price here.

If you are somewhere between saving and seriously looking, the useful first conversation is not about houses. It is about what a lender will actually approve, what the monthly number looks like once HOA and taxes are in it, and what that buys in Evergreen versus Blossom Valley versus the East Side.

Most people I work with are selling the house they raised a family in, or buying their first place. Both are a big deal. I am licensed in California and work out of the Intero office on Meridian Avenue in Willow Glen.

My approach is not complicated. Price the house against comps that genuinely match it, not the flattering ones. Spend prep money only where the market pays it back. Photograph and market it properly. Then, when the offers come in, sit down and go through terms, financing and what actually lands in your pocket, because the highest number on page one is not always the best deal.

No. A good chunk of what I closed last year was condos and townhomes between $610,000 and $800,000. Those deals are usually the ones people remember me for.
